Orcas Island listings are divided into three main categories; inland, view and waterfront. Categories also exist for business opportunity, commercial, and condominiums, but here is what to expect within our three main categories…

INLAND
Any property that has no marine water view or water frontage. An inland property can be ¼ acre residential lot or a 100± acre farm.

This is generally the most affordable category for land and homes. Parcels vary from interior wooded lots (.5 acre to 5 acres) to larger wooded or pastoral parcels ranging from 10, 20 or 30+ acres. You can buy the farm here and live to enjoy it.

VIEW
Any property and acreage that has some degree of marine water view. A view property can vary from a “peak a boo” view through the trees to a “drop jaw” sweeping island panorama. Price will indicate which is which.

To see marine views you usually have to be on a hill, so most view properties, land or homes, are on a hillside. Consider view direction…do you want to see sunsets? Better get a west view. Want sun year round? South view may be best. View of the Canadian Cascades and the twinkling night lights of Vancouver, BC? Look north.

WATERFRONT
Any property and acreage with marine water frontage. Can be High Bank, Medium Bank or Low Bank shore. Pedestrian access to the shore is not always possible on High or Medium Bank waterfront.

The most expensive property on Orcas Island is waterfront. Most waterfront is medium to high bank. Price depends upon location, shore access and acreage. Many people ask about a particular property, “Can you get down to the water? “ The better question is, “Can you get back up?”
